How are leads scored?
GridAlpha uses a 0-100 composite scoring model. The score blends acreage suitability (20%), technical assessment covering soil, flood, and wetland risk (30%), arbitrage economics comparing assessed value to data center land comparables (30%), and owner motivation signals (20%). Bonus points are added for fiber proximity (+10), rail access (+5), and highway access (+5).
Can I filter leads by state or county?
Yes. The GridAlpha dashboard allows filtering by state, county, ISO region, score range, acreage range, and price range. Territory subscribers receive exclusive access to leads within their claimed counties, ensuring no competing subscriber sees the same opportunities.
What is the minimum score threshold?
The default minimum score threshold is 60 out of 100. Parcels scoring below this threshold are excluded from delivery. Leads scoring 85 or above are flagged as "hot" priority, 70-84 as "high" priority, and 55-69 as "medium" priority. This ensures that every lead delivered represents a genuine acquisition opportunity with meaningful upside.
